Our letting process – We find the right tenants fast
Marketing is key! Our first step will be to discuss a marketing strategy with you. Its not as simple as a few pictures and listing on the property portals.
Your property will be listed on the major portals, on our web site, social media and we will contact potential Tenants who registered on our database.
When enquiries come into us we take time to answer any questions a potential Tenant may have and then arrange viewings that we accompany.
All offers are discussed with you and once approved we will request the holding deposit from the potential Tenant. At this point the formal Tenant screening by a third-party company will commence. Checks include credit score, previous Landlord reference, employment and income verification, photo-id and right to reside in the UK. Once this has all been approved, we, collate all the relevant documentation, draft the tenancy agreement, collect the first month’s rent and deposit, and arrange the check in of the Tenant.

Pick the letting and property management service that’s right for you
There are typically three letting and management service levels, whether you prefer to manage your property or want us to take care of everything for you or somewhere in between. We can tailor our package to your requirements.
Full Property Management
Year 1 15% inc. VAT
Year 2 8.5% inc. VAT
(And every year thereafter for the remainder of that tenants Occupation)
Minimum fee – year 1 £1800 (inc VAT) Minimum fee – year 2 £1225 (inc VAT)
Fee paid monthly by deduction from the rent.
Full management of the property means we will look after the day-to-day running of your property while the Tenant is living there. We’ll take care of everything including repairs and maintenance, deal with all communications with the Tenant, undertake property inspections, update utility companies, and arrange periodic safety certificates. We are here to support you with any questions that you have or decisions to be made. We include the annual rent review and tenancy renewal in our management fee.
Another key benefit of the fully managed package is the support and service provided at the end of a tenancy. In particular we will discuss with you any deductions from the deposit and liaise with the Tenant about returning their deposit to them. We believe that when you pay for a fully managed service then that is what you should get. Often there are fees and additional costs on top of the commission payable, for work that you would expect to be included with a fully managed property. Tenant Find and Rent Collection

When you are paying for a rent collection service you want an agent who will find you a Tenant, sort out all the paperwork and money, and get them moved in. We then collect the rent, provide you with monthly statements and action an annual renewal if required, and you are responsible for the day-to-day repairs and maintenance and deal directly with the Tenant for this. This service should be delivered for a simple fee without hidden extras. Well for us it’s all in, clear, simple prices so you know exactly what you are paying for with no compromise on service.
Tenant Find Only
Year 1 11% inc. VAT
Minimum fee: £1440 inc VAT
Fee payable in full on invoice when the Tenancy commences.
Our package is designed to provide excellent value for money with no unexpected additional costs. Marketing your property securing a Tenant and undertaking the process through to move in. After that, it’s over to you!
Once the Tenant has moved in, day-to-day management and maintenance of the property, and collecting the rent will then be your responsibility, dealing directly with the Tenant.
We include Tenant reference checks, drafting the Tenancy Agreement and lodging the deposit for one clear and transparent fee.

Concession applies for Landlords with 4 or more properties, and for the properties with an annual rent exceeding £36,000.

Switching to us
You don’t have to wait for a change of Tenant to change agent. Moving the management of your property to Hestia Lettings and Management is straightforward. You will need to check with your current agent about any notice that you need to give them. Once instructed we will:
- Contact your letting agent to confirm the changeover date
- Collect keys, certificates, and paperwork
- Advise your tenants that we’ll be managing the property and arrange a time to meet them
- Carry out an initial property inspection to familiarise ourselves with the property
- Ensure all safety certificates and paperwork are in order and up to date.
Preparation for Let Management
Today ‘well presented’ is a key word. Many tenants are looking for properties in tip-top condition and will pay a premium for it. Making sure your property makes a big impact is essential to maximising the income it achieves.
We can help you prepare the property, so it is Tenant ready. This might be as simple as some odd jobs and a clean or redecoration and new carpets.
If required, we can also arrange for the required safety certificates to be carried out and make sure everything is fully complaint to a welcome a new Tenant.
